A|R Newsletter - Year End 2021

Hello, 2022!

Odd years have historically been good years for me: I was born in an odd year, I met Alec in an odd year, and both of my children were born in odd years. 2021 was no exception to my "odd=good" year rule, as what started out in grief from my father's passing turned into a really wonderful year of travel, creating new friendships and renewing old ones, amazing professional and personal growth, and a year of milestone events (16th, 18th, 50th birthdays and a new high school graduate!). 2021 brought me several "pinch me" moments that I was keenly aware of while I was in the moment, and for that I feel so fortunate and grateful. I've noticed a trend on social media of people adding a word of the year in addition to their goals. For me, the word for 2021 was connection, which I think we were all craving after 2020, and I'm going to carry it over as my word for 2022. As an identical twin, I have always had someone with me, and in true extrovert fashion (although a quiet extrovert!) I get inspiration, motivation, and happiness from being around other people, especially those that I love or admire. So thank you 2021 for a wonderful year, and cheers to 2022!

All my best

My Top 3 Things

I like to focus on giving thanks for the good things going on in my life, so here are my Top 3 Things of 2021:

  1. Matt and John's birthdays (16 and 18 -- how did they grow up so fast?!?) and my birthday! Alec threw a surprise 50th birthday party for me at the Knoxville Botanical Gardens, and even though multiple people almost gave it away, I was truly surprised!
  2. My father's funeral on April 30th was beautiful and provided some much needed closure. I loved hearing how much he meant to others, and truly appreciated the moving tribute by the East Tennessee Veterans Honor Guard.
  3. Travel! Sarasota, Naples, the Outer Banks, Chicago, Atlanta, Richmond, Los Angeles, and New York City-- what an amazing year!
  4. Bonus Top Thing: $26 million in closed real estate sales -- a career high for me.
As always, I would love to hear your Top 3 Things! I have really enjoyed getting emails from you in the past

Exciting News!

I am happy to announce that Jenny King and I will be working together in 2022! Jenny is originally from Knoxville, but grew up in Blacksburg, Virginia. After graduating from Virginia Tech, Jenny moved back to Knoxville, where she enjoyed a 25 year career in healthcare. She has now decided to pursue her passion for real estate, and I am so excited to have her join me! Jenny will be assisting me with all of your real estate needs.

After a record-breaking year in 2020, the Knoxville real estate market remained strong throughout 2021. The number of available listings for sale continued to drop from 2020, while sales rose slightly. Listings that sold were on the market for less than 3 weeks, and
the average sales price was up by almost 20%. While the numbers are up, the Knoxville real estate market does appear to have slowed slightly. This is partly due to normal seasonal shifts, and partly due to buyer fatigue. The important thing to keep in mind, however, is that there are buyers out there who want to buy your house, even potentially paying more than asking price. This fact doesn't mean the sky is the limit in terms of pricing, though. If you would like to know more about your area, buying or selling a home, or the local real estate market, please contact me , as I always look forward to hearing from you!
